The house your family grows into.

Dar Mawa is a small Dubai practice. We find family villas, walk every room before you do, and look after the house once the keys are yours.

Palm Jumeirah, Emirates Hills, Jumeirah Bay, Dubai Hills, Al Barari and Tilal Al Ghaf.

Three houses on our table this season

Each one visited, measured and photographed by us. Prices are shared on request, with the comparable sales beside them.

Six neighbourhoods we know street by street

We work in a few places so we can know them well: the schools nearby, the quiet streets, which houses face the afternoon sun.

  • Palm Jumeirah

Frond villas with their own stretch of beach and the sea on one side.

  • Emirates Hills

Large plots on the golf course lakes, gated and very quiet.

  • Jumeirah Bay

A small island of private plots, a short bridge from Jumeirah.

  • Dubai Hills

Family villas around a central park and an eighteen-hole course.

  • Al Barari

Low houses set among gardens, streams and old trees.

  • Tilal Al Ghaf

Newer villas around a swimmable lagoon with a sandy edge.

What we do for you

Three kinds of help, from one small team. Most families use all three, one after another.

Buying a villa

A shortlist built from your brief, viewings planned around school hours, and the paperwork from offer to transfer handled by one adviser.

Family living

Schools, clinics, a driver's route to the office: we help you settle in, and we stay on call for the first months.

Asset management

While you are away we keep the house aired, serviced and insured, and, if you choose, let it to tenants we have met.

Talk through your plans

Why families stay with us

We start with how you live
The school run, who visits on Fridays, where the grandparents sleep. The brief comes before the shortlist.
We walk every house first
Before you fly in, we visit, photograph what the listing leaves out, and tell you what we would fix.
One person, start to finish
The adviser who meets you is the one at the transfer office, and the one who answers after the move.
No forecasts
We do not promise prices, rents or returns. We show recent comparable sales and leave the decision with you.

How a purchase usually runs

Five steps, the same adviser at each. Ready homes move quickest; off-plan homes take longer, and we will say so at the start.

  1. A conversation

An hour, in person or by video, about your family, your budget and your timing.

  2. The shortlist

Five to eight houses, each with our notes, floor plans and recent sales nearby.

  3. Viewings

Planned in one or two days. We film any house you cannot visit yourself.

  4. Offer and checks

Negotiation, title and service-charge checks, and a survey before you commit.

  5. Keys and settling in

Transfer, utilities, movers, and a first walk-round of the house together.

The people at the table

A team of three, so you always know who is answering. Names and roles below are placeholders.

In our clients' words

Placeholder quotes, to be replaced with clients' own words and their permission.

They told us not to buy the first house we loved, and they were right. The second one has a garden the children actually use.

A family of five, Dubai Hills [placeholder]

We live abroad most of the year. Someone opens the windows, checks the pool and sends us a short note every month.
